Standard Home Inspection

   

STANDARD HOME INSPECTION – The standard home inspection is a visual examination of all the systems of the home. All of the homes components are examined and tested to ensure they operate as intended. A computer generated report (pdf format) complete with digital photos will be delivered via email usually the same evening as the inspection If email will not work for you, a hard copy can be printed and sent via USPS. The STANDARD home inspection typical takes 2.5 hours to complete. The STANDARD home inspection meets or exceeds the InterNACHI Standards of Practice.

For current home owners, a standard home inspection can help you determine maintenance issues and possibly help prevent large repair bills down the line.

For home sellers, this can be a good way to prevent un-necessary hold ups in the sale of your home by identifying potential problems and repairing items as desired or just disclosing ahead of time.

 

 

4 Point Inspection

 

The 4 POINT INSPECTION is a visual inspection of the 4 major components of a home: Electrical system, Plumbing system, HVAC, and Structure (roof to foundation). This inspection will NOT include “cosmetic” type defects, only defects associated within these 4 components of the home. A computer generated report is created and emailed within 24 hours. 

 

 

List Inspection

 

The list inspection meets the same criteria of a standard home inspection, however, instead of receiving a detailed report the client will be given a computer generated list of defects found during the inspection. This is typically a one to two page document.  It is important to realize that the list inspection will not include any recommendations, deferred costs items or system comments.

 

 

Walk Thru Inspection

 

The walk inspection is designed for buyers who have yet to make an offer on a house but want to know if there are any obvious major defects before having money tied up in escrow. This can be done quickly, typically less than an hour, so it is easy to schedule. There is no report generated for this inspection, however, I encourage the potential buyer to take notes as desired.

 

Septic Sytems

 

It's important for home buyers to have a septic system fully evaluated prior to purchasing.  Replacing a septic system is an expensive endeavour potentially costing several thousand dollars.  You owe it yourself to have the septic system professionally inspected, whether it be at the same time as a home inspection or on its own.  For more information on how to properly maintain and care for a septic system visit the EPA's site at http://cfpub.epa.gov/owm/septic/index.cfm.

Water Analysis and Well Testing

 

If you are purchasing a home that uses a well for drinking water, we recommend you have it and all its accesories evaluated with a well inspection.  We will check the well, pump (if visible) and pressure tank to ensure they are functioning properly and can handle pumping large volumes of water without drawing in air or sand into the system.  Included in the well inspection is a water test for any bacteriological contaminants.  All water testing is conducted by a state certified lab in Alpena, MI.  Once the water testing results are returned to Northern Michigan Inspection, we will fax or email the results directly to you.  We can perform any of the following water tests:

  • Bacteriological Testing
  • Partial Chemistry to include nitrates and nitrites
  • Lead

 

 

Radon Gas

Lead Paint Screen

 

Lead can be found in numerous products used in and around the home ranging from plumbing to paint.  Lead can cause serious health issues in anyone, but children are especially prone to its effects due to their rapid growth.  If the home you're thinking of purchasing was built in 1978 or earlier, we recommend you have the home screened for lead paint during your inspection.  For more information visit the EPA's lead page at www.epa.gov/lead

 
 

Mold Screen

 

Mold spores are everywhere.  So how do you know if you need to be concerned or if present mold is an easily corrected problem?  Well, the good news is that most mold issues ARE easily corrected by simply reducing trapped moisture in the home.  But there are some occassions where there is a major issue that needs to be fixed before the mold issue is resolved.  At Northern Michigan Inspection, LLC we are trained and certified mold specialists and we're here to answer all your questions and perform testing if necessary.  For a more information regarding mold and its effects visit the EPA's site at www.epa.gov/mold.
